Q: What kind of land do you have available?
A: We purchase mainly residential land that is vacant. Some of our property may have service (i.e. sewer, water, power, etc.) and some of our property may be completely raw (i.e. no sewer, water, power, etc.).
Q: How are you able to offer your properties at a discount?
A: Our properties are normally discounted from around 20% to 50% because of the major research, research, research and marketing we will do. We will get discounted properties directly from a land owner who is ready to sell their property, delinquent properties, from tax & foreclosure sale, just to name a few and oh yeah did I say research. We pass that savings on to you. Spend less, get more.
Q: Are you guys the middle men?
A: Good question. No, we are not middle men. we are the direct owners. We buy land and sell land.
Q: Do you offer any kind of financing to buy these properties?
A: We want to work with you. It’s all about making a deal like our logo says, “Make The Cash Deal” We will work with you, we have seller financing available in house with low down payments based on your situation. A: We’re always scouting, reviewing, researching for new land investment. If you don’t see what you are looking for let us know we will go find it for you at a great discount.
Q: Do you charge any fees to buy or sell?
A: We don’t charge home owners any fees to help them find a solution. We purchase properties at win-win price. When you buy an investment property from us, we buy the property at a steep discount, add on our property acquisition fee which is our profit for finding and negotiating the deal… and you pay a still deeply discounted price, we quit claim the deed over to you. A win-win for all.
Q: Does the property have utilities?
It depends on the property and the area we purchase from. Some are in residential or in more rural areas.
Q: How much are property taxes and are they current?
All property taxes are current and up to date. Once you become the buyer all taxes will now become the responsibility of the owner.
Q: Do I need an attorney or real estate agent?
No you don’t. We’ve tried to make this process as simple as possible. We encourage you to hire a professional if you think it’s necessary, but we’ve done our best to make the process easy for anyone to understand. There’s simply no reason to add those costs to the transaction because we can help you internally.
Q: Can I see the property before I buy it?
Absolutely, by all means go see the property, ASAP, if you are near by. This is going to be your future investment. just don’t take to long, we can’t guarantee that while we are waiting for you to go see the property somebody else won’t come by and lock in the deal with a down payment.
Q: How long does it take to close on a property after I make my down payment?
Depends each State, County and City works differently. However just to keep it basic, once you’ve “Made The Cash Deal” and it is paid off, we’ll send out your entire deed package via email using a digital signature process.
Once you sign the documents digitally, we will issue your Quit Claim Deed. The county will then mail you the original recorded deed for your files.
The whole process give or take can take about three weeks or more, depending on the county clerk and their process time..
